Carlsbad stretches from the coast to the inland hills, and the differences from one area to the next are real. These four are often on buyers' lists. The notes here are general, so verify details for any specific address.
Carlsbad Village
The Village is Carlsbad's downtown, close to the beach and the shops and restaurants along the main streets. It also has a train station, which appeals to people who want an alternative to driving. Homes here range from older beach-area properties to condos, and outdoor space and parking vary a lot from one to the next.
La Costa
La Costa, in the southern part of the city, is home to a well-known resort and a wide range of residential communities. Because it covers a lot of ground, the housing types and the associations differ from one pocket to another. Check each community's rules and dues.
Aviara
Aviara is a master-planned community with a golf course and a resort. Master-planned areas tend to have HOAs and community amenities, so it is worth reviewing what is included, what the dues are, and whether any special assessments apply.
Calavera Hills
Calavera Hills sits further inland, with a large community park. Buyers who compare it with the coastal areas often weigh the tradeoff between distance from the beach and other factors like lot size and home age.
What to compare across all four
- Distance to the coast versus your daily commute.
- Home age and condition, and the cost of updating it.
- HOA dues and rules, especially for rentals, parking and exterior changes.
- Lot size and outdoor space.
- Noise and traffic on the specific street, at different times of day.
